Where to Stay in Chiang Mai: Old City, Nimman or the Riverside?Where to stay

Where should you stay in Chiang Mai?

By · Published

For a first visit, stay inside the Old City moat, ideally in the quieter northern or western lanes rather than right by Tha Phae Gate. Wat Phra Singh, Wat Chedi Luang and the Sunday Walking Street on Ratchadamnoen Road are then all on foot, and most of the 30-plus temples inside the walls are a short walk or bicycle ride apart. Choose Nimman (Nimmanhaemin) instead for cafes, modern hotels and the road up to Doi Suthep, or the Night Bazaar and riverside for evening markets and bars. We spent 6 days in Chiang Mai over Christmas 2022, between Lampang and Chiang Rai.

Quick pick by traveler type

• First visit: inside the Old City, away from the busiest bar streets.

• Cafes, coworking and modern hotels: Nimman, west of the Old City.

• Nightlife and markets: the Night Bazaar area on Chang Khlan Road, and the bars along the Ping River.

• Quiet or romantic: the riverside east of the Ping, or a garden guesthouse in the Old City's northwest corner.

• Families: Nimman or the riverside, for hotels with pools and malls nearby, or a pool hotel at the edge of the Old City.

• Budget: Old City guesthouses, or Santitham, the local neighborhood just north of the moat.

The Old City: the best base for most visitors

What it's like: the square, moated center founded in 1296 as the Lanna capital, with brick ramparts, gates at each side and temples on almost every block. Our Chiang Mai guide recommends staying inside the moat for walkable access to morning temples and cafes.

Who it suits: first-timers and temple visitors. You can be at Wat Phra Singh or Wat Chedi Luang before the tour groups, and the Sunday Walking Street fills Ratchadamnoen Road through the middle of the Old City. The Saturday Walking Street on Wualai Road is just outside the south wall.

Downside: the streets near Tha Phae Gate and the bar lanes around the moat's eastern side are noisy late. Many guesthouses are small and older, and big hotels with pools are rarer than elsewhere. Pick the northwest or a lane set back from the main roads for quiet.

Inside or just outside the moat. Hotels on the outer side of the moat road are often bigger, cheaper and more likely to have a pool, while still a few minutes' walk from a gate. If you want both a pool and the temples on foot, look along the northern or western moat rather than deep inside the walls, and check the walk to the nearest gate.

Nimman (Nimmanhaemin): cafes and modern Chiang Mai

What it's like: a grid of side streets (sois) off Nimmanhaemin Road, west of the Old City, near Chiang Mai University and the Maya shopping mall. Our guide describes it as the area for contemporary boutique hotels, coffee roasteries and galleries.

Who it suits: younger travelers, remote workers, longer stays and anyone heading up to Doi Suthep, since the mountain road starts nearby.

Downside: it is a Grab or songthaew ride to the Old City temples, and it feels like any modern city district rather than old Chiang Mai. Traffic on Nimmanhaemin Road is heavy in the evening.

Night Bazaar and Chang Khlan Road

What it's like: the area between the Old City's east side and the Ping River, around the Night Bazaar on Chang Khlan Road, with big hotels, markets every evening and restaurants open late.

Who it suits: shoppers, families who want a larger hotel with a pool, and travelers who want the evening market without a ride home.

Downside: busy and commercial, with traffic on the main roads. It is a 10 to 20-minute walk to the Old City's eastern gate.

The riverside: quiet and romantic

What it's like: both banks of the Ping River, with boutique hotels, riverside restaurants and, on the east bank around Wat Ket, older wooden houses and a calmer pace.

Who it suits: couples, slower trips and anyone who wants a garden or river view and evenings away from the Old City's bar streets.

Downside: you need transport for almost everything, and the further from the bridges, the further from the Old City. Check whether the hotel offers a shuttle.

Booking advice for Chiang Mai

Close to everything. Chiang Mai International Airport is only about 4 km southwest of the Old City, a short Grab or taxi ride, so the airport is not a reason to choose any one area. Inside the city, Grab and red songthaew (shared pickup trucks) cover the gaps; agree the songthaew fare first.

Peak dates. Christmas and New Year, the November Yi Peng lantern festival and Songkran in mid-April are the busiest and most expensive times; book Old City rooms early for any of them. See our Yi Peng guide and Songkran guide.

Air quality. February to April is the main haze-risk window in northern Thailand. If you travel then, ask whether rooms have air purifiers and keep bookings changeable; our burning season guide explains how to check the official readings.

Getting there. The overnight sleeper from Bangkok takes about 12 to 13 hours; our sleeper train guide compares the classes.

How many nights, and where Chiang Mai fits

Plan 3 to 4 nights: the Old City temples, Doi Suthep, a market evening, and a day for an ethical elephant sanctuary or a cooking class. Our how many days in Chiang Mai guide has the split.

Our 6 days came in the middle of a north-bound route through Thailand's old capitals: Lampang before, then 7 days in Chiang Rai over New Year. The full route is in our 6-week Thailand itinerary, and the start and end point is covered in where to stay in Bangkok.

Frequently asked questions

Is it better to stay in the Old City or Nimman in Chiang Mai?

The Old City for temples, the Sunday Walking Street and a first visit. Nimman for cafes, modern hotels, longer stays and the road to Doi Suthep.

Where is the quietest part of the Old City?

The northwest corner and lanes set back from the main roads. The streets near Tha Phae Gate and the bar lanes on the moat's eastern side are noisy late.

How far is Chiang Mai airport from the Old City?

About 4 km southwest, a short Grab or taxi ride, so it does not decide where to stay.

When is Chiang Mai most expensive to book?

Christmas and New Year, the November Yi Peng lantern festival and Songkran in mid-April. Book Old City rooms early for any of those dates.

How many nights should I stay in Chiang Mai?

Three to four. We spent 6 days over Christmas 2022, between Lampang and Chiang Rai.
